Interior Water Management Systems
Many interior drainage systems are patented and recognized by B.O.C.A (Building Officials and Code Administrators) as being effective in controlling basement water. They function by draining underground water from alongside the foundation footers and underneath the basement floor or from the walls across the footing and into a water management system. This channels it into a sump pump system, which will then pump the water from the basement. It is important to make necessary changes and add protection to these systems since many are only builder grade or are installed incorrectly and fail.
Floor System
We cut a channel through the floor next to the wall being treated approximately 13″ to 16″ out. We dig a drainage ditch below floor level beside the footer. All debris and dirt are removed except in crawl space. The trench is graded to sump pump. Inside the trench is placed washed gravel and a 4″ perforated drain pipe. The drainage system will empty into a plastic container housing a heavy duty sump pump. The pump is usually located near a corner of the basement. Water from the pump will be discharged automatically through PVC piping to the outside and allowed to drain off as surface water. The pump shuts off automatically when this is accomplished.
Wall System
Weep holes will be drilled in every core of every cinder block resting on the footer (every 18″ for other foundation). This process drains the water in the block. Weep holes are left in place. A PVC cover plate or plastic is placed over the holes to allow any water entering the walls to drain behind the cover plate or plastic freely to the floor system to be expelled. Natural spacers if needed in the concrete floor will be left to prevent wall movement and or a floating slab. The crew will complete the job by hand troweling Portland cement, all job related debris will be removed and the area will be left broom clean.
A-1 Guarantees that for the life of the structure listed that the treated area will be free of water leakage. This guarantee is unconditional and will cover all materials and labor to provide any needed repair to treated areas. This guarantee is valid and shall apply to one future owner to the property at no cost. The mechanical pump carries the manufacturers original warranty.
